ABOUT BELMONT ESTATE
Belmont Estate is a residential community situated on the north
western section of Tortola, British Virgin Islands. The
community is a mix of permanent residents, both local and expatriats,
as well as part time residents. Approximately 150 parcels of
land comprise the Estate. About 50 homes have been built.
The community sits on the hillside along two of Tortola's
finest beaches including, Long Bay and Smuggler's Cove. Because of
the geography, most homes offer expansive ocean views. Many
residences are also within walking distance of one or two beaches.
As a result, Belmont Estate is one of the premiere vacation locations on
Tortola with many owners offering their properties as rental villas in
the months they are not present.
Through the Estate, most homes have been constructed to blend into
the natural terrain and much of the vegetation has been preserved. Many residences do not see neighboring
homes as a result.
Although Estate roads are private, our community
welcomes the recreational use of the roads by residents throughout
Tortola. Even during the mid day sun, many sections of the
Estate roads are still shaded making it ideal for walking, jogging
or biking. In fact, you'll find people from all over the island
coming to Belmont Estate to exercise. A number of athletic
competitions take place in and around the community. As as a result,
roads are kept in their natural condition whenever possible providing a
good balance between vehicular, pedestrian, and bicycle traffic.
Property owners are bound by Belmont Covenants that run with the land and
are required to obtain approval from an Architectural Review Committee
before being allowed to build. Environmental, erosion,
architectural, affect on neighbors and other factors are all taken into
account during the approval process in efforts to maintain a desired
standard of living.
To govern the community, a duly appointed Board of Directors are
elected by the members of the Estate to run the Belmont Association.
The Association oversees the day to day operations of the Estate
including road work, accounting, public relation, environmental
awareness, infrastructure, and communications.
The development company, Belmont Estates Limited, also plays an
important role by overseeing the Architectural Review Committee and
enforcing a number of covenants.
The area in and around the Estate holds significant historical and
environmental value. Smuggler's Cove has long been regarded as a
quiet and secluded beach and is amongst the favorites of the local
community.
The adjacent Palm Grove not only hosts the island's largest stand of coconut
trees, but features archeological digs
that have unearthed hundreds of artifacts dating back thousands of years. The
area also served as a plantation and throughout the area various ruins
are present as a reminder of the previous era.
The Belmont Pond is one of Tortola's great ecosystems featuring a
mangrove system and prolific
bird habitat. A variety of birds are regularly observed in and
around the pond including ducks, hawks, waders, and flamingos.
The pond further provides a basin to catch runoff during excessive
rainfall. As the water reaches the pond, through a natural
filtration mechanism, it slowly leaches into the sea thereby preventing
erosion and damage to the delicate ocean ecosystems.
Given the natural beauty, historical and environmental value, the the
neighborhood has been developed in such a way to offer quiet and tranquil living
harmonious
with surroundings. The end result is a community that can be
enjoyed by residents, locals, and visitors in one of the most
beautiful locations imaginable. |
